The Unreal 3 engine just got released to indie developers for a nominal fee of $0 if for non profit use. If being done for profit there is a 1 time $99 fee plus 25% in royalties after $5,000

Funny, I'm downloading it at the moment, so I thought I'd go on gtplanet meanwhile and I see this thread.

I'm interesed to see if it'd be possible to make a decent racing sim w/ the engine

Probably, can't see why not. It won't be optimized for the genre, but it might be possible if they include the source code.
