Switching from Horizon 4 Game Pass to Disk

If I Switch from Horizon 4 Game Pass to the Disk version will I keep my cars, money and settings?

Also which is better, Disk or Download?

Also also, If I get the Ultimate version would I not get the lake house because I already got a less desirable property?

You should still be able to keep all your progress provided you use the same XBL account

Personal preference, download can be better cause no need to worry about keeping discs clean or having to find them but physical is good if you just like having physical things or for some reason want to trade your game in

You still get the lake house property with ultimate AFAIKA, regardless of what you already have.
 
As I understand it, download is a must if you're playing on PC rather than (or as well as) Xbox One.
