I've ended the game @ 75%. Should I have completed more side missions?

Go up to the real estate sign and hit the right D-pad button, once to initiate, again to confirm.

That's the thing, there isn't a sign.

It isn't even showing on the map as being purchasable.

If you've completed the main story, it should be available for Michael to buy.

Even though it's only purchasable by Michael, a notification-box should pop up, with a text like "This property can only be bought as [character]" or similar. If there's no sign on/near the building, you might already have purchased it. It should then come up as a blue/green/orange house on the map, otherwise it's white.
